What First-Time Home Buyers in Sacramento Should Know Before Touring

Most first-time home buyers in Sacramento start on a listing site. They find a house they love, then learn what it would cost each month. We turn that order around. Before you tour anything, you see your real monthly payment, the cash you'd need at closing and which loan programs fit you. Then every house you look at comes with its own numbers.

You don't need to know the vocabulary yet. Escrow, contingency, PMI and debt-to-income ratio each get explained in plain language the first time they come up, and again whenever you ask. Many programs count you as a first-time buyer if you haven't owned the home you lived in during the past three years, so this page may apply even if you owned once before.

A first purchase raises the same questions whether it's a condo near downtown or a house in a newer subdivision. How much can I spend? How much do I need saved? What happens after I make an offer? This page answers each one the way we would at a kitchen table.

How Surroundings Helps a First Purchase Go Right

Surroundings is a Sacramento brokerage with real estate and lending under one roof. Maggie B. Hopkins is a licensed real estate broker and mortgage broker with 23 years in loans and real estate combined. For a first-time buyer, that one-stop shop is mostly about convenience: one call, one team, one plan. It also means the team explaining your loan options also negotiates your offer, so nothing gets translated twice. As a mortgage broker, Maggie compares programs across a network of approved lenders instead of one bank's menu. Get a quote from us and compare it. Don't limit yourself to the first offer you see. Do you already have a lender you like? You're welcome to bring them.

Credit is where many first purchases stall, and lending experience counts most there. One of Maggie's refinance clients saw her credit score drop 100 points over a collection she'd been disputing for months. Maggie knew which conversation to have and which letter to write. The score was corrected, and the loan closed. Not every credit issue has a fix, but you'll know where you stand and what can change before you're in contract.

Rachel Dee Minyard, our REALTOR® and Creative Director, works with her own first-time buyers and tours homes with them. She points out what's cosmetic, what's expensive and what a room could become with paint and better light.

Your First Home, Step by Step

  1. A planning conversation. We talk about your goals, the monthly payment you're comfortable with and your savings. Nobody pulls your credit until you're ready.
  2. Pre-approval. We review income, credit and assets and match you with programs. Depending on what you qualify for, that could be an FHA loan with 3.5% down, a conventional loan with as little as 3% down, a VA loan, or a CalHFA down payment assistance program when funding is open.
  3. A payment for each home. Every house you consider gets an estimated payment, including property taxes and mortgage insurance. California also mails a supplemental property tax bill after you buy, and we make sure you plan for it.
  4. Your offer. We write terms your loan can meet and explain each contingency, the deadlines that protect your deposit.
  5. Escrow. Inspection, appraisal and underwriting happen here. You hear about every result as it comes in.
  6. Closing. You sign with a notary, the deed records with the county and you get the keys.

The full buyer method is on our getting ready to buy page. Approval always depends on underwriting. This describes our general process and is not legal, tax, or lending advice.

Where First-Time Buyers Look Across Our Four Counties

Your first home doesn't have to be in the city where you rent now. Payments change across the region, and a different county can change what fits your budget.

Are you comparing areas? Run each one through our property tax calculator, since some neighborhoods carry Mello-Roos or other special assessments that raise the monthly cost. If you're a veteran or service member, your VA benefit may be the strongest option you have, so read VA home loans in Sacramento too.

Frequently Asked Questions

What credit score do I need to buy a home in Sacramento?

It depends on the loan. FHA rules allow scores as low as 580 with 3.5% down, and conventional and VA lenders set their own standards. Your score also affects your rate and mortgage insurance. We'll review your credit and tell you what would help.

Is there down payment help for first-time buyers in California?

Yes, though availability changes. CalHFA offers down payment assistance programs that open and close with funding, and local programs come and go. We check what's open when you're ready to buy and whether you qualify.

How much cash do I need besides the down payment?

Plan for closing costs, an earnest money deposit and a cushion for after you move in. The deposit counts toward your purchase at closing. We give you a written estimate of cash to close for each loan option before you make an offer.

Should I get pre-approved before I look at homes?

Yes. Pre-approval gives you a price range you can close on and shows sellers you're serious. It also surfaces credit or income questions early, while there's still time to address them.
