How did Mace Ranch grow up?
The land has a long paper trail. LocalWiki traces it to the Rancho Laguna de Santos Callé grant. In 1850 Joseph B. Chiles bought 4,327 acres of it, and in 1854 he split the land between two sons-in-law: Jerome C. Davis, who gave the town its name, took the western part, and Gabriel Brown took the eastern part.
The eastern ranch changed hands several times after that. LocalWiki records that in 1929 James Chiles sold 540 acres to Del Grieve, who ran sheep on it, and in 1946 Gordon Guiberson of Los Angeles bought the land and house and farmed alfalfa and sugar beets.
The C. Bruce Mace family of Dixon bought 1,760 acres in 1950 and built the Mace Ranch House in 1951, where they lived until the 1970s. Mace Ranch Investors bought the property in 1981, and the farmland was turned into the neighborhood over the decades that followed. The old ranch driveway, lined with olive and oak trees, now carries a bike path between Fifth and Second streets.
What kind of homes are in Mace Ranch?
Mace Ranch is mostly single-family subdivision homes, built after Mace Ranch Investors bought the land in 1981. That makes it one of the newer parts of Davis, in a city that adds homes slowly.
Subdivision homes help with pricing. A house can usually be compared with sales of similar plans and ages a few streets away, without reaching into other parts of town. The details that move the number are the lot, what the house backs onto and what has been updated.
What is there to do in Mace Ranch?
Mace Ranch Park is the neighborhood's largest park. The 1951 ranch house sits inside it at 3141 Fifth Street and has been the home of Explorit Science Center since 1991. John Barovetto Park is a second city park inside Mace Ranch.
For errands, the Second Street Crossing center sits along the south side of the neighborhood. Nearby, the Yolo County Grasslands Regional Park includes 33 acres set aside as burrowing owl habitat under a 2003 agreement tied to Mace Ranch's development, per LocalWiki.
Which school district serves Mace Ranch?
Mace Ranch is served by Davis Joint Unified School District. Confirm the assigned school with the district directly.
How do you get around from Mace Ranch?
Mace Ranch sits at the Sacramento end of Davis. Mace Boulevard runs south to its own I-80 interchange, so the drive onto the Causeway skips downtown. Going the other way, Fifth Street and Second Street lead west toward downtown and the Amtrak station.
The city's bike paths reach the neighborhood, including the old ranch driveway path. Downtown and campus are a longer ride from here than from Central or West Davis.
What should buyers and sellers in Mace Ranch know?
Buyers should read the HOA and tax documents for the exact house, so the costs beyond the mortgage are clear before you write. If you commute to Sacramento, Mace Ranch's position on the east side shortens the drive. Maggie runs the loan numbers with those costs included. Start with buying a home in Davis or moving to Davis.
Sellers compete with similar homes nearby, so condition and presentation carry more weight than in a one-of-a-kind neighborhood. Price from the same section, fix what an inspector will flag, and list with photos that show the park and paths if the house is near them. See selling your home in Davis.
