Blackstone, El Dorado Hills: Neighborhood Guide
Blackstone is a Lennar-built community off Latrobe Road south of Highway 50, with a residents' club and two district parks on Blackstone Parkway.

What is Blackstone?
Blackstone is a neighborhood south of Highway 50, reached from Latrobe Road by Blackstone Parkway. Lennar built most of it, in a series of smaller sections with their own names, such as Palisades and Ridgeview Estates. Heritage El Dorado Hills, the 55+ community, sits off Latrobe Road just south of it.
Lennar describes the setting as rolling terrain and oak trees along the Highway 50 corridor, within reach of the El Dorado Hills Business Park.
Talk With Maggie About Blackstone
How did Blackstone grow up?
Blackstone came out of the same land holding as Serrano. Village Life's account of developer Tony Mansour's life names Blackstone, Serrano and Valley View among the more than 8,000 acres his El Dorado Hills Investors acquired. El Dorado County adopted his specific plan in 1988, and the land south of the freeway was planned under it.
Homebuilding here came later than in Serrano. Lennar was still selling new Blackstone homes in 2017, when its resource center marketed Heritage El Dorado Hills alongside Blackstone, so a good share of the houses are newer than most of El Dorado Hills.
What kind of homes are in Blackstone?
Blackstone is single-family homes from a production builder, so each section repeats a set of floor plans on similar lots. Lennar listed its Palisades section with four floor plans of about 1,429 to 2,426 square feet. Other sections, like Ridgeview Estates, were marketed with larger plans.
That repetition is useful. When a house in Blackstone comes up, there are usually recent sales of the same plan in the same section to compare it with, which makes pricing clearer than in a custom-home area. The differences that move a price are the lot, the view, the upgrades the first owner chose and what has been added since, like landscaping, solar or a pool.
What is there to do in Blackstone?
The Club at Blackstone is the residents' clubhouse. Lennar's materials describe it at about 10,500 square feet, with three pools, a spa and a fitness center. It is for residents, so ask the association how access and dues work for the section you are looking at.
Two El Dorado Hills Community Services District parks sit on Blackstone Parkway. Blackstone Park, at 1881 Blackstone Parkway, has a lawn, picnic tables, barbecues, exercise stations, restrooms and a paved walking trail. Valley View Sports Park, at 1665 Blackstone Parkway, has a baseball field, soccer fields, restrooms and parking.
Town Center, with its restaurants, an IMAX theater and summer concerts at its amphitheater, is north on Latrobe Road toward the freeway.
Which school district serves Blackstone?
El Dorado Hills is split among three elementary school districts, Rescue Union, Buckeye Union and Latrobe, and all of it is in the El Dorado Union High School District. The elementary district for a Blackstone address depends on the street. Confirm the assigned school with the district directly.
How do you get around from Blackstone?
Latrobe Road is the spine. North on Latrobe takes you past the business park and Town Center to Highway 50 at the El Dorado Hills Boulevard and Latrobe Road interchange. El Dorado County's transportation department is still designing the remaining eastbound ramp work there, so expect construction at that interchange in the coming years.
The Silva Valley Parkway interchange, which opened in 2016, gives a second way onto the freeway. Mercy Hospital of Folsom, with a 24-hour emergency room, is the closest hospital.
What should buyers and sellers in Blackstone know?
For buyers, the monthly cost is the number to watch. Newer neighborhoods in El Dorado Hills often carry Mello-Roos special taxes, and a Blackstone section can have dues of its own as well as master association dues. We pull the parcel's tax bill and the HOA documents before you write an offer, and Maggie runs the loan numbers with those costs included. Our first-time buyer guide for El Dorado Hills covers the programs that can help.
For sellers, the competition is often a near-identical plan down the street. Price from the same plan in the same section, show what you added since the builder handed you the keys, and have the HOA documents ordered before you list. Read selling your home in El Dorado Hills for the full plan.
