The Promontory, El Dorado Hills: Neighborhood Guide

The Promontory is a gated area of semi-custom and custom homes near Folsom Lake, planned under a specific plan that started review in 1994.

What is The Promontory?

The Promontory is a gated area of semi-custom and custom homes near Folsom Lake, and many of its homes look out toward the lake and the foothills. It is made up of several smaller enclaves rather than one subdivision, and listings label some of them by name, such as Kalithea.

It has its own community park and its own street plan, which comes from the way it was approved.

How did The Promontory grow up?

The Promontory was planned as its own specific plan. The state's CEQA database shows that El Dorado County, as lead agency, issued a notice of preparation for an environmental impact report on the "Adoption of the Promontory Specific Plan" on November 15, 1994. Homes followed from the late 1990s on, and building on remaining custom lots has continued since.

A specific plan sets the rules for land use, roads and parks across a whole area before the first house goes up. That is why The Promontory has a community park sized for the whole area and a consistent layout, even though the houses vary a lot from one lot to the next.

What kind of homes are in The Promontory?

Expect large single-family homes, many of them custom or semi-custom, on view lots. Listings shown on one agent site in October 2026 ran from about 2,700 to 5,900 square feet with four to six bedrooms.

Custom homes are harder to compare than production homes. Two houses of the same size can differ in finish, lot, view and age by enough to move the price a lot. Pricing here means looking at a wider set of sales, sometimes reaching into Serrano for comparable custom homes, and putting more weight on the walk-through.

What is there to do in The Promontory?

Promontory Community Park, at 2700 Alexandra Way, is one of the larger parks the El Dorado Hills Community Services District runs. It has a water spray ground open from Memorial Day to Labor Day, a lighted artificial turf field, lighted softball fields, two lighted tennis courts, two lighted bocce courts, a group picnic area, barbecues and restrooms, and it stays open until 10 p.m.

Kalithea Park, at 4900 Gillett Drive, is a smaller district park with a natural turf field, covered picnic tables, barbecues and a paved walking path.

For time on the water, Brown's Ravine on the El Dorado Hills shore of Folsom Lake has the marina, boat ramp and day-use area.

Which school district serves The Promontory?

El Dorado Hills is split among three elementary school districts, Rescue Union, Buckeye Union and Latrobe, and all of it is in the El Dorado Union High School District. The elementary district for a Promontory address depends on the street. Confirm the assigned school with the district directly.

What should buyers in The Promontory check first?

A custom home on a hillside lot asks for a closer look than a tract home:

  • The association layers. An enclave can have its own gate, its own dues and its own rules on top of the master association. Read both sets of documents.
  • Fire hazard mapping. If the parcel is mapped in a high or very high fire hazard severity zone, El Dorado County's Chapter 8.09 ordinance adds a defensible space inspection to the sale, and insurance quotes can take longer. Get a quote early.
  • The loan. Many homes here are priced above the conforming loan limit. Maggie compares jumbo options across lenders, so you know the payment before you fall for the view.

What should sellers in The Promontory know?

The buyer pool for a large custom home is smaller, and those buyers compare across El Dorado Hills. They will look at your house next to listings in Serrano and around the lake. Photos and video of the view, the floor plan and the lot matter more here than in most neighborhoods.

Gate access shapes showings, so plan for it with the association. Order HOA documents and, where it applies, the defensible space inspection before you list, so neither slows down escrow. See selling your home in El Dorado Hills and download our free seller guide.
