How did Lake Forest Village grow up?
Before it was Lake Forest, much of this land was Lake Hills Estates. According to the history in Wikipedia's El Dorado Hills entry, the major part of Lake Hills Estates north of Green Valley Road was reorganized into Lake Forest Village during the 1980s and 1990s, and most of the neighborhoods you see today were built in that stretch.
That history is why the housing here is mixed. Some streets carry homes from the Lake Hills Estates years, and listing descriptions date a few of them to the 1960s and 1970s. Most of the village was filled in during the 1980s and 1990s, later than the original El Dorado Hills villages and earlier than Serrano.
What kind of homes are in Lake Forest Village?
Nearly everything here is a single-family house. You will see homes from the 1980s and 1990s on hillside lots, a range of lot sizes from street to street, and older one-off homes mixed in where Lake Hills Estates parcels were never redrawn.
A view of the water is the detail that changes a price the most. A home with a clear lake view and a home one street over without one can sit far apart, even at the same size and age. Slope matters too. A steep lot can mean a long driveway, a retaining wall or a yard that is mostly hillside.
Because many of these homes are 30 to 40 years old, the inspection tends to focus on roofs, windows, decks, heating and cooling, and drainage on sloped lots.
What is there to do in Lake Forest Village?
The El Dorado Hills Community Services District runs Lake Forest Park at 1821 Francisco Drive. It has two tennis courts, sand volleyball, bocce, a covered group picnic area with barbecues, a nature trail, an outdoor classroom and restrooms. Windsor Point Park, at 4005 Windsor Point Place, and Waterford Park, at 2617 Carnelian Circle, are smaller neighborhood parks run by the same district.
The New York Creek Nature Trail is an unpaved district trail along the creek. It runs from Community Park on Harvard Way north to Art Weisberg Park, at 2560 Francisco Drive.
The lake itself is the bigger draw. State Parks maps show Brown's Ravine on the El Dorado Hills shore, with a marina, a boat ramp and a day-use area. Sacramento Audubon points to the Falcon Crest Lane parking lot for the Monte Vista Trail.
Which school district serves Lake Forest Village?
The public schools in Lake Forest Village belong to the Rescue Union School District, and high school is in the El Dorado Union High School District. Confirm the assigned school with the district directly.
What should buyers in Lake Forest Village check first?
Hillside lots near the lake bring two checks that a flat lot does not:
- Fire hazard mapping. El Dorado County's Chapter 8.09 ordinance adds a defensible space inspection to the sale of a home mapped in a high or very high fire hazard severity zone. We look up the parcel's mapping early, because it can also affect insurance quotes.
- The age of the systems. On a 1980s or 1990s house, ask for the age of the roof, the furnace and the air conditioner, and plan for what is due.
Not every street here has the same HOA picture, and the El Dorado Hills Community Services District handles CC&R work on top of any private association. The documents for the exact address tell you which apply. Our El Dorado Hills buyer guide covers the rest.
What should sellers in Lake Forest Village know?
Buyers looking here usually want the lake side for a reason, so a listing should say exactly what the view is, what the lot does and how far the drive is to Brown's Ravine. Good photos of the view from inside the house do more than any adjective.
Older homes sell best when the seller knows the condition first. A pre-listing inspection lets you fix what matters or price around it, instead of renegotiating in escrow. Start with what your El Dorado Hills home is worth, then read selling your home in El Dorado Hills.
