Hollywood Park, Sacramento: Neighborhood Guide

Hollywood Park is a post-war neighborhood of about 600 homes between Freeport Boulevard and 24th Street, south of Sutterville Road.

What is Hollywood Park?

Hollywood Park is a small residential neighborhood south of Sutterville Road and southeast of William Land Park. The Hollywood Park Neighborhood Association draws its lines at Freeport Boulevard on the west, Sutterville Road on the north, 24th Street on the east and Fruitridge Road on the south. Those lines take in the Carleton Tract.

The neighborhood carries the 95822 ZIP code. CBS Sacramento reported in May 2025 that about 600 Hollywood Park homes would fall inside a proposed park financing district, which gives a sense of its size.

Many Sacramento neighborhoods carry the name a developer gave a subdivision, and Hollywood Park is one of them.

How did Hollywood Park grow up?

The neighborhood association dates Hollywood Park to 1950. Like Curtis Park, it took its name from the developer who built it, according to William Burg of Preservation Sacramento in a Sacramento Bee history of neighborhood names.

Hollywood Park went up fast. A Sacramento Union article on September 10, 1950, ran the headline "Booming Along at a Dizzy Pace" and called the area one of the fastest-growing sections of the post-war building boom. The neighborhood marked its 75th anniversary in 2025.

Hollywood Park never got a city park of its own. In May 2025 residents were pushing for one on a vacant lot of about two acres on 23rd Street, to be paid for through a proposed neighborhood tax that would need a vote.

What types of homes are in Hollywood Park?

Hollywood Park is mostly single-story homes from its post-war build-out. A homes.com neighborhood guide describes them as bungalows and ramblers on smaller lots, set fairly close together.

Because the neighborhood was built in a short burst, the bones of many houses date to the same few years. What sets one apart today is what has been done since: kitchens, baths, added rooms, roofs, and the age of the sewer line and electrical panel. A buyer's inspection should cover all of it.

Location inside the neighborhood matters too. Homes on the interior blocks and homes backing onto Freeport Boulevard or Fruitridge Road can be the same house on paper and still sell differently.

How do you get around Hollywood Park?

Hollywood Park sits between main roads on every side. Freeport Boulevard runs along the west and leads north to Land Park and downtown. Sutterville Road on the north edge heads west toward William Land Park and Interstate 5. Fruitridge Road runs along the south side, and 24th Street closes the east.

City College light rail station, on SacRT's Blue Line, is a short trip north on the Sacramento City College campus.

Which school district serves Hollywood Park?

Hollywood Park is served by Sacramento City Unified School District. Confirm the assigned school with the district directly.

What draws buyers to Hollywood Park?

Hollywood Park puts a single-story post-war house a few minutes from William Land Park, the zoo and Sacramento City College. The association notes local businesses along the neighborhood's borders.

The neighborhood association keeps an active calendar, with an annual ice cream social and a Fourth of July parade. Sacramento News & Review named Hollywood Park its best neighborhood in September 2008, and Sacramento Magazine listed it among 10 Great Neighborhoods in September 2010.

The trade-off is park space. With no city park inside the neighborhood as of the May 2025 report, the nearest playground sat almost a mile away across Fruitridge Road.

What should sellers in Hollywood Park know?

Hollywood Park sits in the 95822 ZIP, one half of the area Maggie tracks as Land Park in MetroList. In September 2026 those two ZIPs, 95818 and 95822, closed 42 sales at a median of $609,000 and $418 a square foot. The pair also includes Land Park's larger 1930s homes, so a Hollywood Park price comes from Hollywood Park sales.
