Land Park, Sacramento: Neighborhood Guide
Land Park has 1930s period revival homes wrapped around William Land Park, between I-5 and Freeport Boulevard.

What is Land Park?
Land Park is the neighborhood wrapped around William Land Park, south of downtown. Interstate 5 runs along its west side and Freeport Boulevard along its east. Broadway is the northern line and Sutterville Road the southern one.
Inside those lines Land Park is mostly single-family homes on curving, tree-lined streets. The park itself takes up the middle, with the Sacramento Zoo, Fairytale Town, Funderland and a nine-hole golf course.
South Land Park continues below Sutterville Road. It has its own guide, because its homes were built a generation later.
Talk With Maggie About Land Park
How did Land Park grow up?
Land Park is named for William Land, a hotel owner who died in 1911 and left the city money for a park. The city bought the tract in the years that followed, and by 1924 the park had a nine-hole golf course, which still plays today. The zoo opened in the park in 1927.
The houses came last. Land Park was the final one of Sacramento's park neighborhoods to develop. Its first residential area, the College Tract immediately north of the park, began construction in 1927 under the firm Wright & Kimbrough. The tract took its name from Sacramento City College, then new across Freeport Boulevard.
Most of Land Park's houses were built in the 1930s, after the park itself was already in use.
What types of homes are in Land Park?
Land Park is known for period revival houses from the late 1920s and 1930s. Tudor Revival homes and storybook cottages are the styles people point to, built by designers such as Arthur Widdowson, Dean and Dean, and Frank "Squeaky" Williams.
A 1935 Wright & Kimbrough brochure described the College Tract, the first section, as bounded by 13th Street, 15th Street, 9th Avenue and Freeport Boulevard. Streets farther from the park filled in through the 1930s and after, so the age and style of a house can shift within a few blocks.
Older houses bring older systems. Plan for a sewer lateral inspection, a look at the foundation and a check of any knob-and-tube wiring.
How do you get around Land Park?
Land Park sits right off Interstate 5, with Broadway, Sutterville Road, Riverside Boulevard and Freeport Boulevard as the main streets. Highway 99 is a few minutes east.
Light rail helps too. City College station, on SacRT's Blue Line, opened in 2003 on the Sacramento City College campus across Freeport Boulevard. Downtown and the Capitol are a short drive north, which matters more since the state's four-day office order took effect July 1, 2026.
Which school district serves Land Park?
Land Park is served by Sacramento City Unified School District. Confirm the assigned school with the district directly.
What draws buyers to Land Park?
William Land Park is the reason most people know the name. The Sacramento Zoo has been there since 1927, and its planned move to Elk Grove was cancelled in 2025. An expansion at the park was approved in April 2026. Fairytale Town and Funderland sit nearby, and the William Land golf course has played since 1924.
The neighborhood has its own landmarks. Vic's Ice Cream on Riverside Boulevard, founded in 1947, reopened in January 2026 under new owners after a remodel. The Kitchen at 915 Broadway, on the neighborhood's north side, kept its Michelin star in June 2026.
Bing Maloney and Bartley Cavanaugh golf courses sit farther south on Freeport Boulevard.

A park that began with a gift to the city.
William Land Park traces to 1911, when former Sacramento Mayor William Land left the city $250,000 to buy a park. Fairytale Town, a 3.5-acre children's play park inside it, opened to the public on August 29, 1959.
The numbers: a full year of sales
Every neighborhood has a median, and in Sacramento the median only tells part of the story. Lot sizes vary. Eras mix. Custom homes sit beside tract homes. So even where the median is $774,000, there are one-of-a-kind homes that sell for far more, and the street, the lot and the details move the number.
Last year, 203 single-family homes sold in ZIP 95818 (October 1, 2025 to September 30, 2026). The typical home was built in 1938, with 3 bedrooms and about 1,581 square feet, on a lot of about 5,227 square feet. Half of the sales landed between $640k and $1M, depending on lot size, condition, square footage and more, and the median was $774,000. In the Land Park and Curtis Park ZIP, 31 of those 203 sales closed at $1.15M or more, and the highest reached $2.81M. Condos and townhomes aren't included. This is what happened, not what will happen. Ask us for today's numbers.
