How did South Land Park grow up?
South Land Park filled in after Land Park, and its best-known homes date to the 1950s. Freeport Boulevard was already busy by then. The Sutterville Aerodrome opened there in 1930, grew into Sacramento Municipal Airport, and turned almost entirely to private flying in 1967 after commercial service moved to Sacramento International. It is now Sacramento Executive Airport, at 6151 Freeport Boulevard.
Joseph Eichler built homes in South Land Park Hills in the 1950s. In 2024 the city designated the South Land Park Hills Unit No. 7 Eichler Historic District for its architecture. It covers Eichler homes built in 1955 and 1956, centered on South Land Park Drive, Fordham Way and Oakridge Way.
The library came along with the houses. The Belle Cooledge branch, named for Sacramento's first woman mayor, opened in 1958 on Freeport Boulevard. It moved in 1992 to its current building at Fruitridge Road and South Land Park Drive.
What types of homes are in South Land Park?
South Land Park is mainly single-family homes, with apartment buildings mixed into parts of South Land Park Hills. Midcentury modern houses define the Hills, and the Eichlers are the best known of them.
The Eichlers inside the historic district carry extra steps. Exterior changes there, such as windows, siding or rooflines, usually need city preservation review before a building permit. That shapes what a buyer can plan and how a seller handles repairs before listing.
Little Pocket is its own small pocket of homes between Riverside Boulevard and I-5, next to the river. Its streets feel set apart from the rest of South Land Park because the freeway and Sutterville Road close it in.
How do you get around South Land Park?
South Land Park sits along Interstate 5, with a Florin Road exit at its southern end. Freeport Boulevard and South Land Park Drive run north and south through the area, and Riverside Boulevard carries Little Pocket.
Downtown is a straight drive north on I-5 or Freeport Boulevard. City College light rail station, on SacRT's Blue Line, is a few minutes north on the Sacramento City College campus.
Which school district serves South Land Park?
South Land Park is served by Sacramento City Unified School District. Confirm the assigned school with the district directly.
What draws buyers to South Land Park?
South Land Park has small neighborhood parks spread through it. South Land Park Hills has Reichmuth Park, Cooledge Park and Argonaut Park. Little Pocket has Bahnfleth Park, named for Emil A. Bahnfleth and popular for recreational soccer.
Golf is close. Bing Maloney and Bartley Cavanaugh are city courses on Freeport Boulevard, and William Land Park, with the zoo, Fairytale Town and its nine-hole course, is a short drive north. The Belle Cooledge Library sits at Fruitridge Road and South Land Park Drive.
The midcentury housing is the other draw. Buyers looking for an Eichler in the Sacramento region have one named, protected district to look in.
What should sellers in South Land Park know?
Maggie's MetroList pull for ZIPs 95818 and 95822, the area she tracks as Land Park, showed a September 2026 median of $609,000 across 42 sales, with a median of 15 days on market. South Land Park is only part of those ZIPs, so an Eichler or a Little Pocket home prices from its own nearby sales.
An Eichler in the historic district needs comparables from other Eichlers, and any exterior repair needs a plan before the contract deadline. Surroundings is led by Maggie B.
