Pocket-Greenhaven, Sacramento: Neighborhood Guide

Pocket-Greenhaven is a river-bend neighborhood south of downtown, planned from 1958 and filled in through the 1980s and early 1990s.

What is Pocket-Greenhaven?

Pocket-Greenhaven fills a semicircular bend of the Sacramento River about five miles south of downtown. The river wraps it on the north, west and south. Interstate 5 forms the eastern edge.

Locals use two names. Greenhaven is the older, planned section. The Pocket started as the name for the later development to the south and west, then became the everyday name for the whole bend. The entire area shares ZIP code 95831.

A water tower on I-5 marks the city's southern limit at the bottom of the bend. It reads "Welcome to SACRAMENTO AMERICA'S FARM-TO-FORK CAPITAL."

How did Pocket-Greenhaven grow up?

The Pocket was farmland for about a century. Farmers grew lettuce, tomatoes, sugar beets, asparagus and pears in its rich river soil, and built and kept up the levees themselves. The Sacramento Brickyard, founded in 1854, dug clay here. Its bricks went into the State Capitol, and it closed in January 1971.

Suburban building began in 1958, when the Lincoln and Parker Development Co. bought more than 700 acres for a planned community called Greenhaven '70. The city annexed the land in 1959 and adopted a Pocket Area plan in 1961. The National Association of Home Builders named Greenhaven its Best Planned Community of the Year in 1962.

A building boom in the 1980s and early 1990s filled the rest of the bend. By 1986 the last of the old farms had sold to developers. The historic Dutra House at Pocket Road and Greenhaven Drive survives as an office.

What types of homes are in Pocket-Greenhaven?

Pocket-Greenhaven homes run from the 1960s to the early 1990s. Greenhaven '70 planned 1,600 homes, and all of them were built. The later Pocket added custom homes, gated communities, condominiums, apartments and a second private lake.

Lake Greenhaven, once the brickyard's clay pit, is ringed by private lakefront lots. A public marina and greenbelt around it were proposed and rejected, so the shoreline belongs to the homes that face it.

The original Greenhaven homes were built under a homeowners association that required membership and set standards for upkeep and utility lines. Check whether a given address still carries HOA dues or rules before you write an offer.

How do you get around Pocket-Greenhaven?

Interstate 5 is the main route. Its exits at 43rd Avenue (southbound only), Florin Road and Pocket and Meadowview Roads all feed the neighborhood. Greenhaven Drive, Pocket Road and Florin Road are the main streets inside it.

Downtown is a straight run north on I-5. The Sacramento River levee paths run along much of the bend, and the Clarksburg wineries sit across the river in Yolo County.

Which school district serves Pocket-Greenhaven?

Pocket-Greenhaven is served by Sacramento City Unified School District. Confirm the assigned school with the district directly.

What draws buyers to Pocket-Greenhaven?

Pocket-Greenhaven has two private lakes and 18 public parks inside the river bend. A greenbelt park runs between Greenhaven Drive and Havenside Drive, and the levee trails let you walk or bike along the Sacramento River.

The trade-off against older central neighborhoods is age and distance. Compared with Land Park, the Pocket offers homes from the 1960s to the 1990s and a river setting, and it sits farther from Midtown. Compared with Elk Grove farther south, the Pocket is closer in, with older homes.

What should sellers in Pocket-Greenhaven know?

A Pocket home's price depends on which part of the bend it is in. A 1960s Greenhaven house, a 1980s two-story near the river and a Lake Greenhaven lakefront home each have their own set of comparable sales. Lakefront and gated-community homes rarely compare well with the streets around them.

Only in Pocket and Greenhaven

A piece of river history.

A sandbar called Haycock Shoals, near Garcia Bend, once made the river nearly impassable except at high water. In 1894 the federal government issued a $10,000 contract to remove it.

The numbers: a full year of sales

Every neighborhood has a median, and in Sacramento the median only tells part of the story. Lot sizes vary. Eras mix. Custom homes sit beside tract homes. So even where the median is $680,000, there are one-of-a-kind homes that sell for far more, and the street, the lot and the details move the number.

Last year, 217 single-family homes sold in ZIP 95831 (October 1, 2025 to September 30, 2026). The typical home was built in 1981, with 3 bedrooms and about 1,900 square feet, on a lot of about 8,276 square feet. Half of the sales landed between $590k and $790k, depending on lot size, condition, square footage and more, and the median was $680,000. In Pocket and Greenhaven, 17 of those 217 sales closed at $1M or more, and the highest reached $1.91M. Condos and townhomes aren't included. This is what happened, not what will happen. Good to know before you look

The Pocket sits in a bend of the Sacramento River, and a levee break caused a major flood in 1904. Greenhaven's original 1960s development required a homeowners association. Flood zone, association and special tax district vary by address. We look these up for each address.
