How Much Cash Do You Need to Buy Your First Home in Elk Grove?

Title card for the article: How Much Cash Do You Need to Buy Your First Home in Elk Grove?

A lot of first-time buyers in Elk Grove wait years because they think they need 20% down. On a home near the city's median price, that would be well over $100,000. For most first loans, it is not the rule.

At Surroundings, a real estate and lending brokerage, we start every first-time purchase with the numbers. Here is what the cash side looks like in Elk Grove, and where it comes from.

What do homes cost in Elk Grove right now?

Redfin put the Elk Grove median sale price at about $630,000 for the three months ending September 2026. The 95758 ZIP code came in below the city's other ZIP codes, at a median of about $575,000.

Prices change a lot from one part of Elk Grove to another. An older street in Laguna and a newer one in Laguna Ridge can price like two different markets. We use real sales for the homes you are considering.

What is the minimum down payment for a first home?

It depends on the loan. HUD says an FHA loan can be made with as little as 3.5% down for borrowers with a credit score of 580 or higher, and 10% down for scores from 500 to 579.

Some conventional loans allow lower down payments for qualified buyers. Eligible veterans with full VA entitlement can often buy with no down payment, as long as the price does not exceed the appraisal. Each program has its own rules on credit, income and mortgage insurance, so we compare them side by side for you.

What does that look like on an Elk Grove home?

Here is an example only, using the 95758 median of about $575,000:

  • 3.5% down on an FHA loan: $20,125
  • 5% down on a conventional loan: $28,750
  • 20% down: $115,000

Closing costs and prepaid items come on top of the down payment. They include lender and escrow fees, title insurance, and the first months of property tax and homeowners insurance. The amount is different for every loan, so you get a written estimate before you write an offer.

Is a condo or townhome a cheaper first step in Elk Grove?

Sometimes it is. A smaller home or an attached home can lower the price and the down payment. It can also bring HOA dues that change the monthly payment.

FHA and VA loans also need the condo project itself to be approved, and not every Elk Grove complex is. We check approval before you tour, so you do not fall for a unit your loan cannot finance. For many first-time buyers, the right first home is the one with a payment they can carry comfortably, whatever its size.

Can family help with the down payment?

Often, yes. FHA guidance allows the down payment to come as a gift from a family member, employer or charitable organization, with paperwork showing where it came from.

Conventional and VA loans have their own gift rules. Plan ahead, because lenders want to see the money move with a clear paper trail. A last-minute cash deposit can slow an approval down.

What Elk Grove costs do first-time buyers miss?

Mello-Roos is the big one. Many newer Elk Grove neighborhoods sit in Community Facilities Districts with a special tax on the property tax bill. The City of Elk Grove says the maximum tax in one Laguna Ridge district rises 2% a year through the 2050-2051 fiscal year.

That tax does not change your down payment. It does change your monthly payment and how much house you qualify for. HOA dues work the same way. We pull the tax bill for each serious contender, so the payment you see is the real one.

How do you know what you qualify for?

A pre-approval tells you. A lender reviews your income, your debts, your credit and the cash you have for the down payment and closing costs, then gives you a written approval up to a price.

Expect to share recent pay stubs, W-2s or tax returns, and bank statements. Self-employed buyers usually need two years of returns. Lenders compare your monthly debts to your income, and the new payment counts as one of those debts, so Mello-Roos and HOA dues on an Elk Grove home matter here too.

If you served in the military, ask about VA financing before you settle on a program. Our page on VA loans in Elk Grove explains how it works with a Certified VA Loan Specialist. A pre-approval also makes your offer stronger, because a seller can see you have done the work.
