How Much Home Can You Buy With a VA Loan in Sacramento?

Title card for the article: How Much Home Can You Buy With a VA Loan in Sacramento?

Veterans and service members often ask some version of this question: how much house can I buy with my VA loan in Sacramento? The answer used to start with a county loan limit. For many buyers, that is no longer where it starts.

Maggie is a Certified VA Loan Specialist and a mortgage broker at Surroundings. Here is how the VA benefit works on a Sacramento purchase.

Is there a VA loan limit in Sacramento?

There is none if you have full entitlement. VA.gov says borrowers with full entitlement do not have a loan limit, as long as a lender approves the loan and the appraisal supports the price. That change took effect January 1, 2020, under the Blue Water Navy Vietnam Veterans Act of 2019.

The VA still caps the loan at the appraised price or the purchase price, whichever is lower. So with full entitlement, the limit is what you qualify for and what the home appraises for.

What if you have already used some of your entitlement?

Then the county limit comes back into the math. VA.gov explains that remaining entitlement is figured from the county's one-unit loan limit, minus the entitlement you have already used.

This comes up when a veteran still owns a home bought with a VA loan, or had a VA loan that was not fully paid off. You may still buy with no down payment if the loan fits within your remaining entitlement, or with some money down if it does not. Your Certificate of Eligibility shows where you stand, and we read it with you before you shop.

What sets your real budget?

Your income, your debts and your monthly payment set it. A lender reviews all three, plus credit, and VA loans also look at residual income, the money left over each month after major expenses.

For context, the median sold price for all of Sacramento County was $545,000 in September 2026, per Maggie's MetroList pull on October 12. That is a county figure. Neighborhoods inside the county run well above and below it. Try the mortgage calculator for a first look at payment ranges.

Who pays the VA funding fee, and who is exempt?

Most VA buyers pay a one-time funding fee, which can usually be financed into the loan. VA.gov lists who does not pay it:

  • Veterans receiving VA compensation for a service-connected disability
  • Veterans eligible for that compensation who receive retirement or active-duty pay instead
  • Surviving spouses receiving Dependency and Indemnity Compensation
  • Service members with a proposed or memorandum rating, issued before closing, based on a pre-discharge claim
  • Active-duty members who show evidence of a Purple Heart on or before closing

If you think you qualify, make sure the exemption shows on your Certificate of Eligibility before closing.

Can the seller help with closing costs?

Yes. VA.gov says sellers or builders can offer credits toward a buyer's closing costs, and seller concessions are capped at 4% of the home's reasonable price as set by the VA.

Concessions can go toward items like the funding fee or prepaid homeowners insurance. Whether a Sacramento seller agrees is a negotiation, and a well-written offer helps. We write VA offers so sellers see a buyer who is ready to close.

Can you use a VA loan more than once, or on a condo?

The answer is yes to the first, with conditions on the second. The VA home loan benefit is not a one-time benefit. Your entitlement is what matters, and how much you have available depends on whether earlier VA loans were paid off and the homes sold.

Condos are possible too. The condo project generally has to be approved by the VA before a VA loan can be used there, so we check that before you fall for a unit. Many Sacramento-area 55+ communities are single-family homes, which avoids the condo question entirely.

New construction can work as well, though builder contracts and timelines need extra attention. In every case, the same rules apply: the home must appraise and meet the VA's property requirements.

What about the VA appraisal?

The VA appraisal checks the price and the home's condition against the VA's minimum property requirements. Peeling paint on an older home, a broken heater or a roof near the end of its life can come up as required repairs.

Many Sacramento neighborhoods are full of older homes, so we look for those issues before you write an offer, not after the appraisal.
