Laguna Ridge, Elk Grove: Neighborhood Guide

Laguna Ridge covers about 1,900 acres south of Elk Grove Boulevard. It was planned in 2004 around the Civic Center and District56, with homes built mostly since 2005.

What is Laguna Ridge?

Laguna Ridge is the newest large neighborhood in the middle of Elk Grove. The City of Elk Grove's specific plan covers about 1,900 acres west of Highway 99, south of Elk Grove Boulevard, east of Bruceville Road and East Franklin, and north of Bilby Road.

The plan mixes single-family homes, apartments, shopping and job sites. It sets aside about 153 acres for parks and 86 acres for paseos and open space. The city's Civic Center area sits inside it.

How did Laguna Ridge grow up?

The City Council adopted the Laguna Ridge Specific Plan on June 16, 2004, and approved most of the big subdivisions over the next three years. The city's project table reads like a roll call of builders. The Grove, by Reynen & Bardis, was approved in May 2005 for 1,721 single-family homes. Arbor Ranch, by Ryland Homes, was approved in 2006 for 862 homes. Madeira East and Madeira South added 875 and 460 more.

The housing slump paused things, and several maps were revised in 2011. In June 2008 the city approved a Town Center amendment for the land between Elk Grove Boulevard and Civic Center Drive, from Bruceville Road to Laguna Springs Drive. The plan was updated again in December 2019 to match the city's new General Plan.

What kind of homes are in Laguna Ridge?

Laguna Ridge is mostly single-family homes built from the mid-2000s on, by the builders named in the city's records: Reynen & Bardis, Ryland, Pulte, Meritage and others. The plan also includes townhomes, condos and apartments, plus a senior apartment community approved in 2007. Supplemental design guidelines adopted in August 2005 set the architecture and street landscaping.

Pulte's Del Webb project was approved in 2005 with 632 age-restricted homes. It is now Glenbrooke by Del Webb, and it has its own Glenbrooke guide.

What is District56 in Laguna Ridge?

District56 is the city's civic and recreation campus in Laguna Ridge, along Big Horn Boulevard and Civic Center Drive. The Aquatics Center at 8230 Civic Center Drive has an eight-lane, 50-meter competition pool, a 25-yard instructional pool, and a recreation pool with two 30-foot slides and a lazy river, according to Explore Elk Grove.

ZIP 95757, which takes in Laguna Ridge and East Franklin, had a Redfin median near $689,000 over the three months ending September 2026. That is a ZIP figure, not a Laguna Ridge number, so we price each home from nearby Laguna Ridge sales.

What should sellers in Laguna Ridge know?

Explain the special tax before a buyer has to ask. The city's Laguna Ridge CFD 2005-1 has two parts. The infrastructure portion's maximum rises 2% every July 1 and ends after the 2050-2051 fiscal year. The maintenance portion adjusts with inflation and is levied in perpetuity. A buyer comparing your home with an older one in Laguna will want those numbers side by side.

Surroundings works the house and the mortgage brokerage together, so we can show a buyer the full payment with the tax built in. Read selling your home in Elk Grove, or talk with Maggie.
