How did Elmhurst grow up?
Around 1908, H. A. McClelland bought about 250 acres southeast of Sacramento for a residential subdivision. Its signature was California Boulevard, a street with two parks as its median: Sunset Park on the west and Sierra Vista Park on the east.
The city annexed Elmhurst in 1911, along with other areas south and east of the original grid. In 1916, when Sacramento standardized its street names, California Boulevard became part of T Street.
The northern edge moved in the early 1970s. U.S. 50 was rebuilt and rerouted from Folsom Boulevard to its current path, which shifted Elmhurst's boundary slightly south. Before that, the neighborhood reached north to the Southern Pacific rail line.
What types of homes are in Elmhurst?
Elmhurst is mostly single-family homes built over several decades after the 1908 subdivision. Homes for sale here are often described as 1920s bungalows and Spanish Revival houses, with some 1940s homes mixed in.
Some older bungalows here have been expanded, a few of them into two stories. When a buyer compares two homes on the same block, size, additions and the condition of original systems usually explain the difference more than the year built.
Plan for the usual older-home checks: the sewer lateral, the foundation, the electrical panel and any knob-and-tube wiring. Large street trees are part of what buyers like here, and their roots are also worth a look where they meet the sewer line and the driveway.
How do you get around Elmhurst?
Elmhurst has light rail close by. The 48th Street light rail station is within a short walk of much of the neighborhood, and SacRT Bus 15 also serves the area. U.S. 50 runs along the north edge for drivers.
UC Davis Medical Center is right next door, close enough to walk or bike from many Elmhurst streets. Downtown is a few minutes west on Highway 50.
Which school district serves Elmhurst?
Elmhurst is served by Sacramento City Unified School District. Confirm the assigned school with the district directly.
What draws buyers to Elmhurst?
T Street's median parks are the neighborhood's signature. Sunset Park and Sierra Vista Park have run down the middle of the old California Boulevard since the subdivision was laid out. The mature trees on most streets come from that same early planning.
Location is the other draw. Elmhurst sits next to UC Davis Medical Center, a short trip from Sacramento State, and close to the light rail at 48th Street.
The Coloma Community Center gives the neighborhood its own gathering place, with recreation classes and preschool programs run by the city. Sacramento State's campus and the American River Parkway trail are a short ride north across Highway 50 through East Sacramento.
What should sellers in Elmhurst know?
An Elmhurst home sells on its street, its trees and its condition. Clear disclosures on older systems and a clean, move-in-ready presentation go a long way with a century-old house. Sales on your own street and the size of any addition set the price.
