Tahoe Park, Sacramento: Neighborhood Guide

Tahoe Park has late-1930s and post-war homes south of U.S. 50, built around a 19-acre city park near Sac State and UC Davis Medical Center.

What is Tahoe Park?

Tahoe Park is a neighborhood about four miles southeast of downtown, immediately south of U.S. 50 at 59th Street. It sits less than a mile from Sacramento State and less than a mile from UC Davis Medical Center.

The city recognizes several pieces. Tahoe Park proper runs from Highway 50 and Broadway south to 14th Avenue, between 53rd and 57th Streets on the west and 65th Street on the east. Tahoe Park East continues east of 65th Street to Business Drive. Tahoe Park South runs from 14th Avenue to 21st Avenue, and West Tahoe Park reaches west to Stockton Boulevard.

The area north of Broadway is often called Tahoe Terrace and uses ZIP code 95817. The rest of Tahoe Park uses 95820.

How did Tahoe Park grow up?

Tahoe Park was farmland southeast of the old State Fairgrounds in the early 1900s. The city's 1911 annexation put it at the southeast edge of Sacramento, and by 1926 Folsom Boulevard had become part of the new U.S. 50, the highway east to Lake Tahoe.

Homes came in two waves. Tract homes were under construction near 55th Street and 8th Avenue by 1939. After World War II the area grew fast during the housing boom, with many homes financed through the G.I. Bill. Tahoe Terrace was platted in 1945.

The city kept growing around it. Sacramento annexed Tahoe Park South in 1948 and Tahoe Park East in 1958. The Tahoe Park Neighborhood Association was founded in 1990.

What types of homes are in Tahoe Park?

Tahoe Park is mostly single-family homes from the late 1930s and the years after World War II. Tahoe Terrace, platted in 1945, and the streets around the park hold the classic post-war tract homes, and Tahoe Park East and South add homes from the later annexations.

Many of these houses have been updated with new kitchens, baths or added rooms, so two homes built the same year can be far apart in price. Original homes may need a look at the electrical panel, the roof and the sewer line.

How do you get around Tahoe Park?

U.S. 50 and Folsom Boulevard run along Tahoe Park's northern edge, so the freeway is close to most homes. Stockton Boulevard, Broadway, 14th Avenue, 59th Street and 65th Street are the main local streets.

Downtown is about four miles northwest on Highway 50. Sacramento State and UC Davis Medical Center are each less than a mile away.

Which school district serves Tahoe Park?

Tahoe Park is served by Sacramento City Unified School District. Confirm the assigned school with the district directly.

What draws buyers to Tahoe Park?

Tahoe Park itself is the anchor. The city bought 19 acres for it in 1946, between 8th and 11th Avenues and 59th and 61st Streets. It has a swimming pool, a wading pool, playgrounds, picnic areas, a jogging trail and fields for softball, soccer and basketball. The Tahoe Community Center is at 5959 8th Avenue.

Tahoe Park East has Mae Fong Park, a 3.25-acre park that opened in 2010 and was named in 2011 for local business owner Mae Lillian Fong. The Tahoe Tallac Little League Park sits near Highway 50.

The Tallac Village Shopping Center sits at the northern edge of Tahoe Park South.

What should sellers in Tahoe Park know?

Tahoe Park buyers often compare homes across the neighborhood's sections, so where your home sits matters. A house facing the park, one in Tahoe Terrace and one in Tahoe Park South can price differently even at the same size.

Surroundings is led by Maggie B. Hopkins, a real estate broker, a mortgage broker and a Certified VA Loan Specialist. Because she reads loan files, she can tell you how a VA or FHA buyer's appraisal and repair requests may affect an older Tahoe Park home. A landmark with a date on it.

A gateway arch at the Fifth Avenue entrance to McClatchy Park, installed in December 2016, repeats a sign that stood there in the early 1900s. It carries two dates, 1889 and 2016, and sits near the former streetcar terminus.

The numbers: a full year of sales

ZIP 95820 covers both Oak Park and Tahoe Park, so these numbers are for the two together.

Every neighborhood has a median, and in Sacramento the median only tells part of the story. Lot sizes vary. Eras mix. Custom homes sit beside tract homes. So even where the median is $401,550, there are one-of-a-kind homes that sell for far more, and the street, the lot and the details move the number.

Last year, 299 single-family homes sold in ZIP 95820 (October 1, 2025 to September 30, 2026). The typical home was built in 1950, with 3 bedrooms and about 1,078 square feet, on a lot of about 5,663 square feet. Half of the sales landed between $355k and $480k, depending on lot size, condition, square footage and more, and the median was $401,550. In Oak Park and Tahoe Park, 11 of those 299 sales closed at $600k or more, and the highest reached $815k. Condos and townhomes aren't included. This is what happened, not what will happen. Good to know before you look

Oak Park has a city-adopted historic district on Broadway between 33rd and 36th Streets, with its own city plan. Most building came after 1911, so we check the age of wiring, plumbing and sewer lines. We look these up for each address.
