Sell First or Buy First? Moving From Tahoe Park or Oak Park

Title card for the article: Sell First or Buy First? Moving From Tahoe Park or Oak Park

You have found the next place, or you suspect you are about to. And now the question that sits on the kitchen table: do we sell first and risk having nowhere to go, or buy first and carry two homes?

Under it sits a worry I hear all the time: if I sell first and it goes sideways, can I undo it? You cannot always undo a sale. You can choose an order you understand.

At Surroundings Real Estate & Lending, I walk homeowners through this often, including people leaving Tahoe Park and Oak Park for another corner of Sacramento. Here is how I think about it.

What happens if you sell first?

You get clarity. You know your number, and you shop with it. The risk is the gap: if your sale closes before you find the next home, you need a place to be.

That gap can be managed. Some sellers ask their buyer for a few extra days after closing to move out, and some arrange temporary housing for a short stretch. Neither is a failure. It is a plan with a middle chapter.

What happens if you buy first?

You get time and a calm search. The risk is carrying two homes, even briefly, and making an offer you cannot count on your own sale to cover.

Some people can do it, depending on their finances. Some buy with a contingency that depends on selling the current home, which can make an offer less attractive to a seller. What is available depends on your situation, so this is a conversation to have early, with a loan officer, before you tour.

What about doing both at once?

It is possible, and it is the option with the most moving parts. You list, you look, and you line up two closings, ideally close together. When it works, it feels like choreography. When it does not, it feels like two phone calls at 4 p.m. on the same day.

I will not promise you the timing, because nobody can. I can tell you what the market is doing on your street and help you build a plan with a little slack in it.

What does the market look like in Tahoe Park and Oak Park?

Over the 12 months ending September 30, 2026, half of the single-family sales in ZIP 95820, which includes Tahoe Park and Oak Park, closed between about $355,000 and $480,000 (MetroList). A ZIP-wide number never describes one block, and condition, lot size and more move a home within that range.

Oak Park was subdivided in 1887 and grew one house at a time, with a historic district along Broadway between 33rd and 36th Streets. Tahoe Park's tract homes date from about 1939, around a 19-acre park with a pool. Each has its own rhythm. Our guides to Tahoe Park and Oak Park go deeper.

How do you decide?

Five questions settle most of it:

  1. Where could you stay for a month if you had to? If you can name a place without a long pause, selling first gets a lot less scary.
  2. How much do you want a calm search? If that matters a lot, buying first may be worth the cost.
  3. What does your house need before it sells? The more it needs, the more time you want.
  4. How competitive is the home you want? A quiet listing gives you room. A sought-after one may not.
  5. What do the numbers allow? This one belongs with a lender and, where it matters, a tax professional.

What do I do first?

Write the answers to those five questions down and bring them. They shape the plan more than any rule of thumb does.

Then the first practical step is almost always the same: find out what your current home is likely to sell for. Every other decision, from how much to look at to when to list, stands on that number. I will walk you through it at your own pace, and nothing gets listed, fixed or decided until the plan makes sense to you.

Questions about the order of a move

Can I buy before I sell with a loan?

Some options exist, and which one fits depends on your finances and the home. Maggie B. Hopkins, our mortgage broker, can lay out what is available, and you are always free to bring your own lender. Should I get a home valuation first?

It is a good first step, and it costs you nothing but a conversation. Start with a home valuation.

What if the plan changes?

Plans do. That is why we build one with slack in it, and why none of it is locked in until you say so.
