Whitney Oaks, Rocklin: Neighborhood Guide
This is a hilly north Rocklin neighborhood built around a public Johnny Miller golf course, with custom lots, gated enclaves and a 55+ community.

What is Whitney Oaks?
Whitney Oaks is the hilly, oak-covered neighborhood in north Rocklin wrapped around Whitney Oaks Golf Club. Granite outcroppings, live oaks and natural wetlands run through the golf course, and the streets around it follow the hills more than a grid.
The City of Rocklin counts it at about 1,000 acres, and a 2013 city planning summary puts the site at 1,062 acres. It has its own general development plan plus a separate specific plan for custom lots. That mix is what sets Whitney Oaks apart: production homes, custom homes, gated pockets and an age-restricted community all sit inside one plan.
How did Whitney Oaks grow up?
Like Stanford Ranch, this land traces back to the Whitney family's Spring Valley Ranch. One course guide describes the golf site as about 250 acres of a canyon-like valley once planted in vineyards and orchards.
The golf course opened in 1997, according to course listings, and homes followed around it. The State Clearinghouse has a record for a Whitney Oaks Phase 3 filed in 2000. Resale listings we read in October 2026 show custom homes on Clubview Court and Woodhouse Court built in 2001 and 2002, and condos in the gated Park Place enclave built in 2001. So the build-out ran in stages from the late 1990s into the 2000s.
What kind of homes are in Whitney Oaks?
Whitney Oaks has a wider range than most Rocklin neighborhoods. There are semi-custom and custom homes, some on the golf course and some on hillside lots. There are production homes on standard lots. And there are smaller gated enclaves, including condos, with their own associations.
Springfield at Whitney Oaks is a Pulte age-restricted 55+ community inside the neighborhood with 868 single-story homes, per our community guide. It has its own clubhouses, rules and dues, so it has its own page.
Custom lots come with design review, and some gated areas add a second association on top of the master one. Ask for every association's dues before you compare prices.
What is Whitney Oaks Golf Club like?
Whitney Oaks Golf Club at 2305 Clubhouse Drive is public, which surprises people who expect a private club in a neighborhood like this. GolfPass lists it as a Johnny Miller design with Fred Bliss, par 71, at about 6,794 yards from the back tees, with shorter sets of tees down to about 4,980 yards. Maggie's Placer County research found public tee times listed in August and September 2026.
Living on the course means views across the fairways, and the price usually reflects the lot as much as the house.
How do you get around Whitney Oaks?
Whitney Oaks Drive is the main road through the neighborhood, and it marks the east edge of the Northwest Rocklin plan next door. To the west, Whitney Ranch Parkway reaches Highway 65. Interstate 80 and the Amtrak stop are south through central Rocklin.
Which school district serves Whitney Oaks?
Whitney Oaks is served by Rocklin Unified School District. Confirm the assigned school with the district directly.
What draws buyers to Whitney Oaks?
Buyers are drawn to the setting. Mature oaks, granite and open hillsides feel very different from the flat streets of west Roseville a few miles away. Buyers who want a custom home or a golf-course view without leaving Rocklin tend to look here first.
The range helps too. One neighborhood holds a single-story home in Springfield, a semi-custom house on a hill and a gated condo. Owners can stay in the area they know when their needs change.
What should sellers in Whitney Oaks know?
Comparable sales are harder here than in a tract neighborhood. A view lot, golf frontage or a custom build can sell for very different prices on the same Whitney Oaks street, so pricing needs truly similar homes, not a ZIP code median. Photos and preparation carry extra weight for custom homes, because buyers are paying for the design.
Have every association's documents ready, especially in gated enclaves with more than one HOA. Read our guide to selling your home in Rocklin before you list.
