Whitney Ranch, Rocklin: Neighborhood Guide
This is Rocklin's newest large neighborhood, built after 2004 on former county land just east of Highway 65.

What is Whitney Ranch?
Whitney Ranch is the northwest corner of Rocklin, on the hills just east of Highway 65, across the freeway from west Roseville and the road to Lincoln. It is the youngest of the city's big planned neighborhoods. Most of its streets went in over the last twenty years, and it still has a park being built.
It sits inside a larger planning area the city calls Northwest Rocklin. A 2019 City of Rocklin rezone notice describes the Northwest Rocklin General Development Plan as roughly 1,800 acres, with Highway 65 on the west and Whitney Oaks Drive on the east. The city counts Whitney Ranch itself at about 1,300 of those acres.
How did Whitney Ranch grow up?
This land was not always Rocklin. A City of Rocklin planning file for Northwest Rocklin says it was unincorporated Placer County land known as Sunset Ranchos. After the city annexed it, the project was first called Liberty Hill and was later renamed Whitney Ranch.
The same city file says the Rocklin City Council approved the Whitney Ranch project in March 2004. The environmental review behind it, the North West Rocklin Annexation EIR, was certified by council resolution in 2002, and a 2008 addendum covered later changes. Building followed in phases after the approval.
The name reaches back to the Whitney family, whose ranch once covered much of north Rocklin. A Rocklin Historical Society history says George Whitney started with a 320-acre sheep ranch here in 1857.
What kind of homes are in Whitney Ranch?
Whitney Ranch is almost all newer construction, built in phases after the 2004 approval by more than one builder. Floor plans, lot sizes and finishes change from one subdivision to the next, so two homes a few streets apart can feel quite different. If you want a newer house in Rocklin without a 1980s floor plan, this is usually where the search starts.
A 2019 city notice for a Whitney Ranch rezone shows the plan still being adjusted that late, which tells you parts of the neighborhood filled in recently.
Newer also means more line items. The City of Rocklin keeps separate financing documents for the Northwest Rocklin Annexation Area, and the city has 11 Community Facilities Districts in all. Pull the Placer County tax bill for the exact parcel before you compare two houses, because the special tax can change the monthly payment more than the price difference does.
How do you get around Whitney Ranch?
Whitney Ranch Parkway is the spine. It runs west to its own interchange on Highway 65, which opened the area to the freeway and, per Psomas, the project's construction manager, gave access to William Jessup University. Wildcat Boulevard links the neighborhood back toward central Rocklin and Interstate 80.
Highway 65 is the commute question. The Placer County Transportation Planning Agency has a widening designed between Stanford Ranch Road and Lincoln Boulevard, about 6.3 miles, but says it lacks the funding to set a construction date. Drive it at rush hour before you decide.
Which school district serves Whitney Ranch?
Whitney Ranch is served by Rocklin Unified School District. Confirm the assigned school with the district directly.
What draws buyers to Whitney Ranch?
Parks are a big part of it. Margaret Azevedo Park at 1900 Wildcat Boulevard is a community park that the city places in the Whitney Ranch area. Whitney Park at 1801 Whitney Ranch Parkway is still being built out: the city's park page says Phase 1 covers 20 acres of a planned 40, and the full plan adds lighted fields, playgrounds, picnic areas and a water playground.
Shopping is close too. Blue Oaks Town Center on the Highway 65 corridor hosts a Saturday farmers market at 6636 Lonetree Boulevard from June through October, per Maggie's Placer County research.
Buyers also come for the plan itself: newer homes and the freeway at the edge of the neighborhood instead of through it.
What should sellers in Whitney Ranch know?
Your competition is often the house down the street with the same floor plan. Condition, the view, the lot and the special tax on your parcel are what separate one similar Whitney Ranch home from another, so show the buyer those numbers up front instead of waiting for them to ask.
