Fiddyment Farm, Roseville: Neighborhood Guide
This is the larger half of the West Roseville Specific Plan, built since 2005 around Fiddyment Park.

What is Fiddyment Farm?
Fiddyment Farm is the larger of the two master-planned communities inside the West Roseville Specific Plan. The city adopted that plan in February 2004 for land west of Fiddyment Road, generally north of Pleasant Grove Boulevard. City documents call this half the Fiddyment property. Westpark is the other half.
The plan's parcel table, last updated April 2023, gives the Fiddyment portion 1,593.62 acres and 5,968 homes. That is more than half the plan's 10,596 total units. The same chapter projects about 26,222 residents for the whole West Roseville plan at build-out.
How did Fiddyment Farm grow up?
The land was annexed into Roseville from unincorporated Placer County. Before the plan was written, the City Council adopted the West Roseville Guiding Principles in May 2001 to set the city's expectations for anything built west of town. A 1997 agreement between the city and the county covered a "Transition Area" west of Fiddyment Road, and about 95 percent of the plan falls inside it.
Construction began in 2005, according to the Sierra Vista plan's description of its northern neighbor.
What kind of homes are in Fiddyment Farm?
Fiddyment Farm is mostly detached single-family homes built since 2005, plus townhomes and apartments on higher-density parcels. The plan applies a small-lot zoning overlay to many low-density parcels. That overlay allows separated sidewalks with a planting strip and a wider mix of single-family product types than standard city lots.
Because building has gone on for two decades, homes a few streets apart can differ in age and in tax bill. Many West Roseville parcels carry Community Facilities District and landscaping district charges. Read the tax bill for the exact parcel, not a neighborhood average.
How do you get around Fiddyment Farm?
Fiddyment Road runs along the east side. Blue Oaks Boulevard and Pleasant Grove Boulevard head east toward Highway 65 and the Galleria area. Inside the neighborhood, Hayden Parkway and Holt Parkway carry local traffic.
The plan builds walking in at the small scale. Neighborhood parks sit inside the streets. Pocket parks are tucked into individual subdivisions.
Traffic on Fiddyment Road should spread out over time. The Sierra Vista plan to the south extends Westbrook Boulevard as a road parallel to Fiddyment for that reason.
Which school district serves Fiddyment Farm?
Fiddyment Farm's public schools belong to the Roseville City School District for the younger grades and the Roseville Joint Union High School District for high school. The Roseville City School District has approved new elementary attendance lines that start in the 2027-28 school year. Confirm the assigned school with the district directly.
What draws buyers to Fiddyment Farm?
Fiddyment Farm offers a newer house with parks a short walk away. The plan names Fiddyment Park and the Regional Sports Park as key parts of what it calls the Activity Core. That puts the largest fields close to the middle of West Roseville.
A resale here offers a newer layout and a finished yard without a brand-new price. Compare one with a new home in Sierra Vista and the trade-offs get clear fast.
What should sellers in Fiddyment Farm know?
Your buyer is choosing between you and a builder a mile away. Show what the builder cannot: mature landscaping, a finished backyard, window coverings and a move-in date that is real. A clean pre-listing inspection helps a homeowner compete with a new-home warranty.
Know your tax bill. Buyers in 95747 ask about Mello-Roos early, and a seller who hands over the current bill keeps the conversation moving.
