Sierra Vista, Roseville: Neighborhood Guide

This is Roseville's newest specific plan, west of Fiddyment Road and north of Baseline Road, still filling in parcel by parcel.

What is Sierra Vista?

Sierra Vista is the newest large neighborhood plan on Roseville's west edge. The City of Roseville adopted the Sierra Vista Specific Plan in May 2010 and amended it in June 2012 to add land uses on the Westbrook property. The city's plan page puts it at 2,064 acres with room for 8,679 houses, townhomes and apartments.

The plan's context chapter draws the borders. Baseline Road runs along the south. Fiddyment Road marks the east. The West Roseville Specific Plan sits to the north, and Placer County's Curry Creek planning area lies to the west. The plan places Sierra Vista about five miles west of downtown Roseville.

How did Sierra Vista grow up?

Sierra Vista started as open grassland in unincorporated Placer County. The plan describes grazing, dry farming and a little strawberry farming along Baseline Road before it was annexed into the city. Curry Creek crosses the southern part of the site, and seasonal wetlands and vernal pools are scattered through it.

Building happens in pieces. The city says eight separate landowners each develop their own part based on their own business needs and the market. That is why a finished street can sit next to an empty field for a while. The city lists development agreements under names that include Westbrook, Baybrook, Mourier and Westpark Federico.

At build-out, the city's plan page projects about 20,045 residents and 9,000 jobs. It sets aside about 259 acres for commercial use, 106 acres of parks and 304 acres of open space.

What kind of homes are in Sierra Vista?

Sierra Vista is mostly new construction, sold by production builders in phases. The plan calls for housing at a range of densities, from detached single-family streets to apartments near mixed-use centers. It says higher-density nodes are meant to sit beside shopping and offices so some trips stay short.

Because the land is still filling in, two homes a few blocks apart can differ by years in age and by a lot in tax. New subdivisions often carry Community Facilities District taxes on the bill. Ask for the tax bill or the builder's tax disclosure for the exact lot, since the amount varies by district.

How do you get around Sierra Vista?

Most trips are by car, on wide new arterials. Fiddyment Road and Baseline Road carry most traffic. The plan extends Westbrook Boulevard as a road parallel to Fiddyment to ease congestion, and it extends Santucci Boulevard as well. It places retail and office along Baseline Road and Santucci Boulevard.

One feature shapes the map. A 410-foot-wide utility corridor runs east to west through the middle of the plan. It holds easements for the Western Area Power Administration, SMUD and Roseville Electric. High-voltage lines and towers run along it. The plan treats it as open space, so it reads as a long green band between neighborhoods.

Which school district serves Sierra Vista?

It depends on the parcel. Some Sierra Vista parcels with Roseville addresses are in Center Joint Unified School District rather than the Roseville City School District. Confirm the assigned school with the district directly.

What draws buyers to Sierra Vista?

Sierra Vista offers a new house and a floor plan nobody has lived in. Buyers trading up out of an older home often weigh Sierra Vista against resale homes in the city's 1990s neighborhoods. Compare age, yard size and the tax bill on each before you decide.

Some buyers want one level and an age-restricted community. Lennar's Heritage Solaire sits in West Roseville. Across Baseline Road, Heritage Placer Vineyards carries a Roseville address in the 5,230-acre Placer Vineyards plan, which Placer County approved in July 2007.

What should sellers in Sierra Vista know?

Your competition is the model home down the road. A builder can offer incentives, upgrades and a set move-in date, and a resale seller has to answer that. The answer is usually a finished yard, window coverings, a fence and a home that is ready now. Price against recent resales on your street and the builders' current base prices, side by side.

For context only, MetroList closed sales for September 2026 put the median for all of Roseville at $629,606 across 165 sales in ZIPs 95661, 95678 and 95747. That is a citywide figure, not a Sierra Vista number. Your own street's resales tell a closer story.
