Westpark, Roseville: Neighborhood Guide

This is the Westpark half of the West Roseville Specific Plan, with a mixed-use village center and a Del Webb 55+ section.

What is Westpark?

Westpark is one of the two master-planned communities in the West Roseville Specific Plan, adopted by the City of Roseville in February 2004. The city lists separate development agreements for Westpark and Fiddyment, and the plan tracks each one's parcels on its own.

The plan's parcel table, updated April 2023, gives Westpark 1,310.33 acres and 3,787 homes. A separate Westpark Village Center adds 105.39 acres and 840 more homes. The plan calls that village center the centerpiece of the whole West Roseville community.

How did Westpark grow up?

Westpark rose on former open land annexed from Placer County. The plan names two original property owners, PL Roseville LLC and Signature Properties Inc. Each signed its own agreement with the city. Those agreements set what each owner had to build and pay for, from roads to parks.

What kind of homes are in Westpark?

Single-family homes make up most of Westpark, with townhomes and apartments in the village center and on higher-density parcels. The village center mixes service, shopping and housing in one district. It allows medium-density homes and senior apartments under its own design rules.

One corner is age-restricted. The plan sets aside parcels for about 704 age-restricted homes, and Del Webb built The Club at Westpark there. The plan's zoning lets those parcels use a mix of lot sizes and product types suited to that market.

How do you get around Westpark?

Fiddyment Road, Blue Oaks Boulevard and Pleasant Grove Boulevard are the main ways in and out, and the two boulevards lead east toward Highway 65. Inside Westpark, Holt Parkway and Crawford Parkway are the main inside streets.

Most trips start by car. The plan's village center is meant to put groceries and services within reach of the surrounding streets, so some errands stay close.

Which school district serves Westpark?

The plan's public services chapter places West Roseville in the Roseville City School District for kindergarten through eighth grade and the Roseville Joint Union High School District for high school. The Roseville City School District has approved new attendance lines that start in the 2027-28 school year. Confirm the assigned school with the district directly.

What draws buyers to Westpark?

Westpark offers newer construction and a plan that kept parks inside the streets. Buyers who want a 55+ home without leaving West Roseville look at The Club at Westpark. Buyers who want more room often compare Westpark with Fiddyment Farm across the plan.

The two halves look alike from the street. The differences show up in HOA rules and the tax bill, so compare those line by line.

What should sellers in Westpark know?

Bring the tax bill. West Roseville parcels often carry special district charges, and buyers price them into the payment. MetroList's September 2026 closed sales for all of Roseville showed a median of 29 days on market. That figure covers ZIPs 95661, 95678 and 95747 citywide. It is not a Westpark number, but it sets expectations.
