Woodcreek Oaks, Roseville: Neighborhood Guide

These are northwest Roseville streets built around the city's Woodcreek golf course, oak groves and Pleasant Grove Creek.

What is Woodcreek Oaks?

Woodcreek Oaks is the northwest Roseville area shaped by the Northwest Roseville Specific Plan. The City of Roseville adopted that plan in May 1989. The city's plan page gives it 2,663 gross acres, generally west of Washington Boulevard and north of Baseline Road. The plan's signage guidelines carry the Woodcreek Oaks name, and so does its main boulevard.

The heart of it is Woodcreek Golf Club, a city-run 18-hole course. The plan made the course the focal point of its neighborhood, with a park, a public creekway and vernal pool open space around it.

How did Woodcreek Oaks grow up?

The 1989 plan says its main purpose was to supply housing for the job growth expected around Roseville. It describes gently rolling land between 100 and 155 feet above sea level. Parts had been grazed or planted with grain, and the best oak groves stood in the north.

Two creeks drain the plan. About 35 percent flows to the South Branch of Pleasant Grove Creek and 65 percent to Kaseberg Creek. The plan kept the creek channel and its floodplain out of development. It also asked builders to design subdivisions as residential villages, each with its own identity.

The rest came in the 1990s. The city says Robert Muir Graves designed the golf course in 1995.

What kind of homes are in Woodcreek Oaks?

Woodcreek Oaks is mostly single-family homes built after the 1989 plan, plus some attached homes and apartments. The plan describes the golf course neighborhood as heavily wooded and shaped by Pleasant Grove Creek. It called for variable lot sizes, clustered homes and custom design in some areas so builders could work around the oaks.

That history matters to an owner today. The plan set oak tree preservation standards, so trimming or removing a large oak can need a city permit. Ask before you plan a pool or an addition near one.

How do you get around Woodcreek Oaks?

The plan names Washington Boulevard, Foothills Boulevard, Woodcreek Oaks Boulevard and Baseline Road as its main roads. Junction Boulevard extends west from Washington Boulevard. The plan also called for extending Woodcreek Oaks Boulevard north to Highway 65.

On foot or bike, the creek corridor is the spine. The plan made Pleasant Grove Creek the backbone of its path and bikeway system. More than half of that corridor runs inside the city golf course, with access from the neighborhood park.

Which school district serves Woodcreek Oaks?

Woodcreek Oaks is in the Roseville Joint Union High School District for high school. Part of northwest Roseville falls in the Roseville City School District and part in the Dry Creek Joint Elementary School District, so the elementary district depends on the address. Confirm the assigned school with the district directly.

What draws buyers to Woodcreek Oaks?

Buyers are drawn to the shade. Several of Roseville's newer plans were drawn on open grassland, and this one was drawn among oaks. The golf club lists mature oaks and native wetland habitat on the course. It also has a lighted driving range and the Legends Sports Bar & Grill.

Location helps too, with downtown to the southeast and West Roseville to the west. Buyers who want an older house without the age of the historic core often compare Woodcreek Oaks with Downtown and Old Town Roseville.

What should sellers in Woodcreek Oaks know?

Homes built in the 1990s are reaching the age when buyers expect updates. An aging roof, original windows or an older HVAC system will show up in the inspection. Decide before you list whether to fix, credit or price for each one.

A golf course or creek view helps price. So do big trees, as long as their roots and limbs look cared for. Have an arborist's note ready for any large oak near the house.

Check special taxes too. City finance records include a Woodcreek West community facilities district, so confirm whether your parcel carries one before a buyer asks.
