What Is a 55+ Community?
55+ communities, also called active adult communities, are residential developments designed for adults aged 55 and older. These communities emphasize lifestyle, convenience, and low-maintenance living, allowing residents to enjoy their retirement years with more freedom and less home upkeep.
Common features include:
- Single-level homes or layouts with master suites on the main floor
- Low-maintenance exteriors and, in some communities, HOA-covered front-yard care
- Accessible design features like wider doorways, no-step entries, and grab bar-ready bathrooms
- Community amenities such as clubhouses, pools, fitness centers, and walking trails
- Social opportunities through organized activities, clubs, and events
It’s important to understand that community rules, age restrictions, amenities, and HOA requirements vary significantly. Some communities have strict age verification, while others are more flexible. Always verify details directly with the community or HOA before making decisions.

Do you buy a home or buy in?
There are two different ways to move into a senior community, and it’s worth knowing which one you’re looking at before you fall in love with a clubhouse.
In a 55+ community, you buy a home and own it. You can usually finance it, you pay HOA dues, and your equity stays yours. There’s no care on site, so a later move may still come.
Buying at 62 or older? A reverse mortgage made for home purchases can help you buy in a 55+ community with no monthly mortgage payment afterward. You still pay property taxes, insurance, and HOA dues, and it’s different for everyone, so here’s how a reverse mortgage works for a 55+ purchase.
In a life plan community, sometimes called a CCRC, you pay an entrance fee plus a monthly fee under a contract. You usually don’t own real estate. You get access to higher levels of care as you need them, and what comes back to you or your heirs depends on the refund terms in the contract. Some refunds shrink every year until nothing is left. Read more in 55+ community or life plan community: which one fits? and what happens to the entrance fee when you die.
Prices, HOA dues, and Mello-Roos
HOA dues pay for the lodges, pools, fitness centers, staff, and common grounds. In some communities they also cover front-yard care. Dues tend to rise over time as budgets and reserve studies change, so ask for the budget and reserve study before you buy. Here’s what an HOA gets you and why dues change.
| Community | City | Approximate prices | Approximate HOA dues | Front-yard care | Mello-Roos |

Golf, pickleball, pools, dining, and travel
This is where communities feel most different. Some are built around golf and restaurants. Others are smaller, with one clubhouse and a tight-knit club calendar. Nature matters too: lakes, ponds, trails, and open space draw a lot of buyers, and in some communities fences aren't allowed at all.

Who runs the activities, and where’s the nearest hospital?
A full-time lifestyle or activities director makes a big difference in how busy a community feels, especially when you’re new. So do organized day trips, since you don’t have to plan everything yourself. And no matter how healthy you are today, it helps to know which hospitals are close.

Is there transportation, and how close are the hospitals?
Most 55+ communities don’t run their own shuttle, so it helps to know what city and county ride services reach each address before you need them. Life plan communities are different: Eskaton Village Carmichael, Eskaton Village Roseville, and University Retirement Community at Davis all offer scheduled rides for residents to appointments, shopping, or outings.
| Community | Rides from the community | City or county senior rides | Nearest major hospitals |

Placer Rides is a volunteer program where riders line up their own driver, who’s then reimbursed for mileage, so it works best for people with a friend or neighbor willing to drive. Service areas change, so confirm a specific address before you count on it.
Levels of care and how you pay
If care down the road matters to you, this is the table to read carefully. Communities where you own your home don’t provide care. Life plan communities do, and they work on a contract with an entrance fee.
| Community | City | How you move in | Do they check your finances? | Medical staff on site | Moving up to more care | If you run out of money | What happens to your money | Operator |
|---|---|---|---|---|---|---|---|---|
| Eskaton Village Carmichael | Carmichael | Entrance fee plus monthly fee (a contract, not a deed) | Yes: they confirm you can afford it and do a health screening | 24-hour skilled nursing and rehab on campus; advice nurse included | Right of access to assisted living, memory care, and skilled nursing (under the 90% plan) | A donor-funded assistance fund for long-time residents who run short through no fault of their own | A 90% repayable plan paid when the membership resells, or a lower-cost plan whose refund drops 20% a year to zero after 5 years | Nonprofit; founded by members of the Disciples of Christ, spiritual care now nondenominational |
| University Retirement Community at Davis | Davis | Entrance fee plus monthly fee (a contract, not a deed) | A financial review is expected; details not confirmed | Nurses around the clock, physicians on call, visiting nurse practitioners | Priority access to assisted living, memory care, and skilled nursing; rehab and respite stays | Not confirmed; ask to see it in the contract | Not confirmed; ask for the contract | Nonprofit; no religious affiliation found |
| Eskaton Village Roseville | Roseville | Buy your home (or rent) | None beyond buying the home and paying HOA dues | Caregivers around the clock with nurse oversight in the Lodge; no skilled nursing | Move into the Lodge for assisted living or memory care at separate rates | No lifecare promise | Not an entrance-fee community; you keep your equity | Nonprofit Eskaton, same background as Carmichael |
| The 55+ communities above | Sacramento area | You buy and own your home | None beyond buying the home and paying HOA dues | None on site | A later move to assisted living or a life plan community | No lifecare promise; unpaid HOA dues can become a lien | No entrance fee; you keep your equity | None (HOA communities) |
How are the Eskaton communities different from each other?
Eskaton is a Sacramento-based nonprofit with several senior communities around the region, and they don’t all work the same way. The name is the same, but how you move in and what care is on site can be quite different. Here’s the difference in one place.
| Eskaton community | Location | How you move in | Care on site |
|---|---|---|---|
| Eskaton Village Carmichael | Carmichael (Sacramento County) | Entrance fee plus monthly fee under a life plan contract | Independent living, assisted living, memory care, rehab, and skilled nursing. It’s the only life plan community in Sacramento County. |
| Eskaton Village Roseville | Roseville (Placer County) | Buy or rent a home in the village; the Lodge on site charges monthly for assisted living and memory care | Independent living, assisted living, and memory care. No skilled nursing. |
| Eskaton Village Placerville | Placerville (El Dorado County) | Not confirmed; ask | Independent living, assisted living, and memory care |
| Eskaton Land Park | Sacramento (Land Park) | Not confirmed; ask | Independent living |
| Eskaton Village Grass Valley | Grass Valley (Nevada County) | Homeownership option plus rental apartments | Independent living and assisted living |
So if a friend says “Mom moved to Eskaton,” it’s worth asking which one. A buy-in at Carmichael and a home purchase in Roseville are two different decisions.
Is there medical staff on site, and can you move up to more care?
In a 55+ community where you own your home, there’s no medical staff and no care on site. Residents bring in home health help when they need it, and some eventually move to assisted living or a life plan community nearby. Life plan communities are built for that next step, with care staff on campus and a path to assisted living, memory care, and skilled nursing. Some also offer short-term rehab after a hospital stay. Ask which health systems they work with and who decides when it’s time to move up. Here’s more on the difference between the two and what happens if you run out of money.
What should you ask on every tour?
- Is this community age-restricted to 55+, or only marketed to people over 55?
- What are the HOA dues, what do they cover, and how much have they gone up in recent years?
- Is front-yard care included? Can I see the budget, reserve study, and CC&Rs?
- Does this address have Mello-Roos, and for how long?
- Is there a full-time activities director? Can I see this month’s calendar?
- What are the rules on guests, grandkids, rentals, RVs, and pets?
- Is there transportation for residents, and how far is the nearest hospital?
- Is construction still going on, and for how long?
- For a life plan community: what are the refund terms, do you check finances, what happens if my money runs out, and who decides when I move to more care?
Please don’t tour alone. The sales team works for the builder or the community. Your own agent works for you, and on new construction many builders ask that your agent come with you or be registered on your first visit. Here’s why your own agent matters and what to ask one.

Buyer Guidance
Evaluating a 55+ community or senior-friendly home requires looking beyond the property itself to consider how the community, rules, and long-term factors will affect your daily life and future needs.
HOA Rules and Fees
Homeowners Association fees vary widely and significantly impact monthly costs. Review the HOA budget, reserve funding, and what fees cover. Understand rules about rentals, pets, exterior modifications, and age verification. Request meeting minutes and financial documents to assess the HOA’s health and management.
Age-Restriction Rules
Verify age requirements directly with the community. Some have strict verification processes, while others allow younger residents under certain conditions. Understand how rules affect future resale, family visits, and potential caregiving situations.
Resale Value and Marketability
Research recent sales in the community to understand pricing trends and time on market. Consider how the community’s reputation, amenities, and location affect demand. Factor in how age restrictions might impact the buyer pool when you eventually sell.
Community Culture
Visit at different times and days to get a feel for daily life. Talk to residents about their experiences. Consider whether the social atmosphere, activity level, and community vibe match your preferences. Some communities are highly social with constant activities, while others are quieter and more private.
Accessibility and Single-Level Living
Evaluate not just current accessibility but future needs. Look for single-level layouts, no-step entries, wide doorways, and bathrooms that can accommodate grab bars. Consider whether stairs, both inside and outside the home, will become challenging as mobility changes.
Proximity to Healthcare
Consider distance to hospitals, urgent care, specialists, and your current doctors. If you have specific health needs, verify that appropriate care is accessible. Factor in transportation options if driving becomes difficult.
Maintenance Needs
Understand what maintenance you’re responsible for versus what the HOA covers. Consider your ability and willingness to handle interior upkeep, appliance replacement, and any exterior responsibilities not covered by HOA fees.
Lifestyle Fit
Imagine your daily routine in the community. Does it support how you want to spend your time? Are amenities and activities aligned with your interests? Will the location support your social life, hobbies, and connection to family and friends?
Long-Term Mobility Considerations
Think ahead 5-10 years. Will the home and community support you if mobility decreases? Are there transportation options if driving becomes difficult? Can the home be modified for accessibility if needed? Planning for future needs prevents difficult moves later.
Local Market Conditions
Understand current market conditions, inventory levels, and pricing trends. Work with a local agent who knows the senior real estate market and can provide context on values, competition, and timing strategies.
Right-sizing & Selling
Moving from a long-time home into a 55+ community or smaller residence involves emotional, logistical, and financial considerations. Planning ahead and approaching the process thoughtfully can reduce stress and lead to better outcomes.
Preparing Your Current Home for Sale
Start by decluttering: remove items you won’t need in your next home. Consider having an estate sale, donating to charity, or distributing items to family members. Make necessary repairs, update key areas like kitchens and bathrooms if budget allows, and stage the home to highlight its best features. Work with a real estate agent experienced in senior transitions who can provide specific guidance for your property and market.
Timing the Sale and Purchase
The ideal timing depends on your financial situation, market conditions, and personal timeline. Selling first eliminates carrying two mortgages but requires temporary housing arrangements. Buying first provides security and eliminates the stress of finding a home under time pressure, but creates financial strain. Contingent offers, bridge loans, or lease-back arrangements can provide flexibility. Discuss options with your real estate agent and financial advisor to determine the best approach for your situation.
Sorting Belongings
Decades in one home mean accumulated possessions. Approach sorting systematically: room by room or category by category. Create categories: keep, sell, donate, gift to family, and discard. Be realistic about space in your new home. Consider digitizing photos and documents to reduce physical storage needs. If the process feels overwhelming, consider hiring a professional organizer or senior move specialist.
Coordinating Family Decision-Making
If adult children are involved, establish clear communication about roles and decision-making authority. While family input is valuable, the person moving should make final decisions about their home and belongings. Hold family meetings to discuss timelines, expectations, and how everyone can help. Clear communication prevents misunderstandings and reduces stress during an already emotional time.
Evaluating Buy First vs. Sell First
Buy First: This option provides security, allows careful home selection, and eliminates temporary housing, but it creates financial pressure and may require bridge financing. It works best when you have strong financial resources, find the perfect home, or market conditions favor buyers.
Sell First: This option eliminates financial strain and provides a clear budget for the next purchase, but it requires temporary housing and time pressure to find a new home. It works best when you need sale proceeds for the purchase, the market favors sellers, or you’re flexible about temporary living arrangements.
Simultaneous: Contingent offers or coordinated closings can work but add complexity and risk. This approach works best when you find a motivated seller and have backup plans if timing doesn’t work perfectly.
Avoiding Rushed Decisions
The biggest mistake homeowners 55 and older make is waiting until a crisis forces a move. Health events, major repairs, or caregiver needs can create urgency that leads to poor decisions. Start planning early, even if you’re not ready to move immediately. Understanding your home’s value, exploring options, and preparing emotionally allow you to make choices from a position of strength rather than necessity.

Start by decluttering and depersonalizing, making necessary repairs, updating key areas like kitchens and baths if budget allows, and staging to highlight your home’s best features. Work with a real estate agent experienced in senior transitions who can help coordinate timing and minimize stress.
Should I sell my current home before buying in a 55+ community?
The best approach depends on your financial situation, market conditions, and timeline. Selling first eliminates carrying two mortgages but requires temporary housing. Buying first provides security but creates financial pressure. A bridge loan or contingent offer can provide flexibility. Consult with a real estate agent and financial advisor to determine the best strategy.
What financing options are available for 55+ community homes?
Traditional mortgages, reverse mortgages (HECM), and cash purchases are common options. Some homeowners 55 and older use proceeds from selling their current home. Reverse mortgages can provide additional funds but have specific requirements. Work with a mortgage broker experienced in senior financing to explore all options.
How do I know if a 55+ community is right for me?
Consider your lifestyle preferences, social interests, maintenance comfort level, accessibility needs, and budget. Visit communities at different times, talk to residents, review HOA rules and financials, and imagine daily life there. The right community should feel like a natural next chapter that supports how you want to live.
What amenities are common in 55+ communities?
Common amenities include clubhouses with social spaces, fitness centers, pools, walking trails, pickleball or tennis courts, golf courses, hobby rooms, organized activities and clubs, and sometimes on-site management. Exterior maintenance, landscaping, and security are frequently included. Amenities vary significantly by community.
